LEAD Development unveils RIMAS at LIVEX 2026, a new addition to Jubail Island’s premium community offering.
Shaped by mangroves, waterfront paths and a growing mix of wellness, leisure and dining options, RIMAS extends Jubail Island’s distinctive approach to community living.
Abu Dhabi(News Desk):: LEAD Development, the Abu Dhabi-based developer behind Jubail Island, has unveiled RIMAS at LIVEX 2026 — a new luxury residential community on the island. Positioned where mangroves, calm waterways and the open sea meet, RIMAS builds on Jubail Island’s relationship between nature, architecture and daily life.
Located within Jubail Island’s Community, RIMAS offers a quieter take on island living, with homes set among mangrove preserves, waterfront paths and open green space. An elevated promenade traces the shoreline, alongside a resort-style pool, beachfront gym and wellbeing centre. A community beach, kayak station, sports courts, and walking, running and cycling routes round out the outdoor offering.
A Mangrove Trail at the heart of RIMAS links the community to the wider Jubail Island Mangrove Park and Abu Dhabi Royal Equestrian Arts, connecting residents to nature and equestrian life just beyond their doorstep.
RIMAS arrives as Jubail Island enters a more established phase, with more than 1,000 homes already handed over across its six villages. Community centres and amenities are now open to residents in Nad Al Dhabi, Seef Al Jubail and Jubail Terraces, alongside a widening choice of places to live, gather, dine, shop, learn and unwind.

Education is also expanding on the island, with Redwood Center of Excellence Nursery & Kindergarten now open and Gordonstoun School set to follow. Beyond the neighbourhoods, Marsa Al Jubail adds a marina and yacht club, while Abu Dhabi Royal Equestrian Arts brings equestrian, cultural and dining experiences to the island. Souk Al Jubail adds a new social dimension to the island, gathering a mix of dining, beauty and wellness outlets.
RIMAS comprises a limited collection of refined villas, their architecture following the natural contours of the site to strengthen the relationship between home and landscape. Each villa features generous indoor and outdoor living space, with views over the mangroves and waterfront.
The architectural language is deliberately restrained, with subtle variations creating individual character across the neighbourhood. Two exterior palettes, Breeze and Ember, draw from the natural tones of the island, while Sienna and Ash provide warmer, quieter interior expressions.
RIMAS will comprise 167 villas — 76 four-bedroom, 76 five-bedroom and 15 six-bedroom homes — with plot sizes ranging from approximately 850 to 1,716 square metres. The development spans approximately 542,351 square metres, between Yas Island and Saadiyat Island, and around 20 minutes from Zayed International Airport and Downtown Abu Dhabi.-END-
