Cosmo Developments Launches AED 6 Billion “THE WADI” on Abu Dhabi’s Yas Island.
AbuDhabi(Web Desk): September 18, 2026: Cosmo Developments, a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group, has announced the launch of THE WADI, a major mixed-use residential development on Yas Island with an estimated investment of AED 6 billion.
Spread across a plot of more than 140,700 square metres, the project will feature approximately 3,950 residential units, including studios and one-, two- and three-bedroom apartments. The master plan will also include commercial, hospitality, recreational and sports facilities, as well as a hotel.
Fully managed and powered by Reportage Group, THE WADI is designed around a nature-led concept inspired by the UAE’s landscapes and the movement of water through valleys. A central valley will form the focal point of the development, surrounded by landscaped open spaces and community facilities.
The project will include pedestrian, running and cycling paths, a waterfront and yacht marina, creating an integrated environment combining residential, leisure, hospitality and commercial uses.
Located along Yas Canal on Yas Island, THE WADI is planned as a waterfront community with parks, tennis clubs, gyms, spa facilities, children’s areas, restaurants and retail outlets. Its landscape design incorporates native planting, ghaf and palm trees, water features and open pathways.
Residential amenities will include selected units with private balconies or terraces, while standard features include fitted kitchens, fully tiled bathrooms, double-glazed windows, central air conditioning and parking facilities.
The development also incorporates climate-responsive design elements, including landscaped balconies and green spaces, building orientation and open pathways intended to support natural air movement.
